The concept is based on an analysis of the volumetrics as outlined in the master plan, its context—particularly the proximity of the ZNA hospital—as well as its relationship to the park and the docks. This preliminary study reveals a significant difference between the maximum total floor area of 10,248 m² and the potential floor area derived from the total footprint of 27x27m and a total height of 81m. This discrepancy creates the opportunity to shape the design in response to its context.
The entire structure of the design can be read as a targeted subtraction of volume from the theoretical outline, thereby creating a silhouette that responds optimally to its surroundings and offers residents expansive views and a rich spatial experience.
The vertical articulation and floor plan layout further develop the theme of subtraction and orientation. As a foundational gesture, the building is split into two parts, with a long central circulation core between them, providing views of the surroundings as residents exit the elevator. Two external staircases, placed at the ends of this elongated core, are designed as open structures to preserve the views and create a vertical articulation of the façade.
The north and south façades are kept more closed, except for an inset terrace on the south side. Large windows form clean openings that frame views of the docks and the inner-city skyline. At the corners—where the two façade systems meet—generous glazed corners provide panoramic views. Within the strict natural stone grid, the glass bays form deliberate exceptions that give the façade its articulation.
The detailing is intentionally minimal, drawing focus to the strength and clarity of the solid façade grid.
