The new residential project connects seamlessly to the adjacent ‘Den Geerhoek’ development and is organized around a shared green courtyard, providing light, air, and privacy for both projects. The easement road through the site remains at street level, while the green courtyard sits approximately 50 cm above street level, aligned with the apartments. Gentle slopes ensure full accessibility.
The building is divided into multiple volumes with openings between them to improve ventilation and create visual connections between the public domain and the inner courtyard. All apartments have entrances facing the courtyard. Street-facing units are through-apartments, while the other apartments orient their living and outdoor spaces primarily towards the green courtyard.
The façade design features full-fledged elevations on both the street and courtyard sides, with a mix of materials to break down the mass and create a robust, small-scale appearance. The top floor is set back, and a slightly taller volume on the corner serves as a visual accent.
To further enhance ventilation and privacy, the building line along Captain Tripp Street and partially along Vooruitgang Street has been set back, creating a green buffer between the apartments and the public space. Narrow recessed balconies at ground-floor apartments provide an additional privacy layer and increase the distance from the street. The upper floors are partially stepped back to avoid abrupt transitions with neighboring buildings and to ensure a harmonious integration with the surrounding context.
